How do you decide what to offer?

We start with recent comparable land sales in the same county, then adjust for acreage, legal and physical access, zoning and permitted use, utilities, topography, flood and wetland exposure, and any tax or title issues we will need to clear. The assumptions behind the number are written into the offer so you can check our work.

Do I pay any fees or commissions?

Accepted Answer

Owners pay nothing. There is no listing agreement, no commission, and no closing costs charged to you. We cover title, escrow, deed preparation, notary, and recording fees.

What if the property has back taxes or liens?

Accepted Answer

That is common and it is not a problem. Delinquent taxes, HOA balances, and most liens are paid out of the purchase price at closing by the title company. You do not need to bring money to the table.

Can you buy inherited or probate land?

Accepted Answer

Yes. We regularly buy parcels held by estates, trusts, and multiple heirs. If probate is not complete, we will tell you what the title company needs and we can often hold the contract open while it finishes.

How fast can you close?

Fourteen days is realistic for a clean parcel with clear title. Thirty days is more typical once title curative is involved. If you need a specific date, tell us and we will build the contract around it.

Do I have to be present at closing?

Accepted Answer

No. Nearly every closing we do is remote. A mobile notary comes to you, or you sign online through a remote online notarization platform. Funds are wired to your account the day escrow closes.

What kinds of land do you not buy?

We generally pass on parcels with active environmental contamination, land with no legal access and no realistic path to an easement, and tracts where mineral or water rights have been severed in a way that eliminates the surface value. We will always tell you why we passed.

Am I obligated to accept your offer?

Accepted Answer

Not at all. The offer is free, there is no exclusivity, and you can take it to another buyer or an agent. Plenty of owners use our number simply to understand what their land is worth.

I am an investor looking for land. Can you help?

Accepted Answer

Yes. Send us your buy box — geography, acreage range, access requirements, and budget — and we will let you know when we come across parcels that fit. We also welcome joint ventures on larger or more complex tracts.

Do you only work with landowners?

No. We work with landowners who want to sell and with investors who want to buy or partner on land. The same underwriting team evaluates every opportunity, so every party gets a clear, defensible number.
