A land closing without the guesswork.
Here is exactly what happens after a parcel is submitted, who does what, and how long each step realistically takes.
Day 0
Parcel submitted
You send the APN or address. We confirm receipt the same day and let you know if anything is missing.
Day 1
Underwriting
We pull the county assessor and GIS record, verify legal access and zoning, check recent comparable sales, and flag any tax or lien issues.
Day 1
Written offer
You receive a purchase agreement with a firm price, the closing window, and the assumptions behind our number. No pressure to sign on the spot.
Days 2–4
Escrow opened
Once signed, a licensed title company opens escrow and orders the title commitment. We pay the fees.
Days 5–20
Title curative
The title company clears delinquent taxes, releases old liens, and resolves heirship or vesting issues. This is the step that sets the pace.
Day 21
Signing and funding
You sign with a mobile or remote notary wherever you are. Funds wire the day escrow closes, or a check is cut if you prefer.
